Tech-driven Toronto sales drop 2%, average home cost now under $1M.

Date:

In August, the Greater Toronto Area experienced a downturn in home sales and average prices compared to the same month last year, marking a notable moment in the region’s real estate landscape. According to recent data, 5,057 homes changed hands, representing a 2.1% decrease from August last year and a 1.3% dip from July when adjusted for seasonal patterns. This activity coincided with a 2.7% reduction in the average selling price, bringing it to $993,410.

The decline in average home prices also pulled the figure below the $1 million mark for just the second time this year, echoing a similar trend observed in January. The composite benchmark price, which provides a more comprehensive measure by accounting for different property types, also saw a significant drop, falling by 4.5%. Such shifts in the market have prompted attention as buyers and sellers alike navigate this dynamic environment.

Contributing to the changing market conditions, the number of new listings saw a notable decrease. In August, 12,075 homes were listed for sale, marking a 14.1% decline from the previous year. This reduction in available properties could potentially impact buyers’ choices in the months ahead, as supply tightens further.

TRREB president Daniel Steinfeld highlighted the potential challenges buyers might face if the inventory continues to shrink and prices start to climb again. He noted that those waiting for more stable economic conditions might find themselves purchasing at elevated prices later on. This scenario underscores the importance of strategic decision-making in a market characterized by fluctuating conditions.
